MCR Property Group’s acquisition of St Vincent’s House Business Centre in Ipswich town centre in 2017 marked the beginning of a significant transformation. The seven-figure investment in modernising and upgrading the 60,000 sq ft building aimed to attract leading local, national, and international brands. The goal has been achieved with the recent addition of Freightliner Group Ltd, a leading rail freight and logistics industry player, as the newest tenant. The group now occupies the seventh floor of 5,354 sq ft, increasing the property’s occupancy rate to an impressive 75% within a few months.

Freightliner’s ERTMS operations specialist, Craig Evans, emphasized the strategic importance of the site for their business growth. He stated that the blank canvas the site provides allows the group to “create a unique space” that meets their needs across the board. He also highlighted the “impressive” communal areas of the property and the strong sense of community amongst the tenants.

Savills and Reader Commercial, the joint letting agents, commended MCR’s success in significantly elevating the property’s tenant proposition with their recent extensive upgrade. Jonathan Oxley, a representative from Savills, stated that MCR’s strong vision and purpose for the building were evident, and the building is proving to work better as occupancy strengthens.

The property’s strategic location between the town centre and waterfront, with its range of shops, hotels, marina, and leisure activities, has made it a desirable location for small, medium and large businesses alike. Additionally, the property boasts 360-degree panoramic views across Ipswich and is just a short walk away from Ipswich Rail Station.
