Our History

1989
The Beginnings of MCR Property Group
Starting with traditional terraced housing, Aneel Mussarat established MCR Property Group, laying the foundation for what would become one of the UK’s leading real estate investment and development firms. As an early pioneer of the Private Rented Sector (PRS), Aneel recognised the long-term value in residential investment, building a portfolio that evolved into a diverse, large-scale operation spanning Build to Rent, commercial, industrial, and student accommodation
1998
By 1998, MCR Property Group’s portfolio had grown to 1,000 properties across Manchester, marking a significant expansion beyond residential investments. This period saw the business diversify into retail, office space and land purchases, laying the groundwork for MCR’s evolution into a multi-sector real estate investment and development firm.
2004
Since 2004, we have been at the forefront of the student accommodation sector, pioneering developments in Manchester, Liverpool, and Sheffield. As early adopters, we have shaped the market by delivering well-located, purpose-built student housing that meets the evolving needs of students and institutional investors.The addition of Manchester Student Village aligns with our strategy to grow our Build to Rent student accommodation portfolio, ensuring modern, well-managed living spaces in key university hubs. With a focus on enhancing amenities, connectivity, and student experience, MCR continues to drive innovation in the sector while maintaining long-term value for both residents and investors.
2014
Since establishing a presence in London in 2014, MCR Property Group has continued to expand its operations across the South of England. As part of this growth, we have now opened a new office in Mayfair, strengthening our foothold in one of the world’s most prestigious business districts.This strategic expansion reflects our increasing investment in residential, commercial, and industrial developments across the South, allowing us to identify new opportunities, build key partnerships, and efficiently manage our growing portfolio.

With over 60 colleagues based in the London office, spanning development, asset management, finance, marketing, and lettings, our team brings a diverse range of expertise to drive forward MCR’s ambitious pipeline.

The Mayfair office joins our existing locations in Manchester, Glasgow, and Birmingham, reinforcing our nationwide presence and commitment to delivering high-quality, high-value real estate investments.
2021
MCR Property Group successfully launched its dedicated Build to Rent model with the delivery of landmark developments, The Old Works and Stockwood Gardens, establishing a new benchmark for high-quality, long-term rental communities. Following this success, the Group continued to expand its portfolio, developing a robust pipeline of 5,000 additional BTR homes designed to meet the increasing nationwide demand for modern, professionally managed rental living across the UK.
2025
MCR Property Group remains highly active in the commercial market, strategically securing key acquisitions to strengthen our portfolio of premium office and business spaces. In Q1 2025, we successfully acquired City Park Glasgow, a substantial 300,000 sq ft office campus, and Moorside Monks Cross in York. Additionally, in March, we further enhanced our presence by acquiring a prominent commercial property in Solihull, underlining our ongoing commitment to investing in prime business locations across the UK.With several other significant developments soon to be announced, we continue to proactively expand both our commercial and residential footprint, ensuring our portfolio remains aligned with the dynamic needs of individuals and organisations nationwide. .
