In 1989, Aneel Mussarat founded MCR Property Group, starting with traditional terraced housing and a clear focus on income-generating residential assets.
As an early mover in the Private Rented Sector, he identified the long-term value in scale, building a portfolio through disciplined acquisition, active management and continuous reinvestment.
That model established the foundations of the group, evolving from residential into a diversified platform spanning PRS and Build to Rent, commercial, industrial and student accommodation, and positioning MCR as one of the UK’s most active independent real estate investment and development groups.
1998
By 1998, MCR Property Group had grown its portfolio to over 1,000 properties across Manchester, marking a significant phase of expansion and consolidation.
Building on its early residential investments, the business began to broaden its focus, moving into retail, office space and strategic land acquisitions. This shift was driven by a clear recognition of opportunity across underutilised assets and emerging locations, alongside a disciplined approach to acquisition and asset management.
This period laid the foundations for MCR’s evolution into a diversified, multi-sector real estate investment and development group, with the capability to operate across different asset classes and respond to changing market conditions.
2004
Since 2004, MCR Property Group has been active in the student accommodation sector, delivering purpose-built schemes across key university cities including Manchester, Liverpool and Sheffield.
As early entrants to the market, we have focused on well-located, operationally efficient assets designed to meet evolving student expectations while delivering consistent, income-led performance.
The addition of Manchester Student Village reflects our continued investment in the sector, supporting the growth of a scalable, professionally managed student platform across core university markets.
With a focus on quality, amenity and long-term asset performance, student accommodation remains a key component of the group’s diversified portfolio.
2014
Since establishing a presence in London in 2014, MCR Property Group has continued to expand its activity across the South of England, reflecting a growing focus on investment and asset management in the region.
This has culminated in the opening of our Mayfair office, strengthening our position within one of the world’s leading real estate markets and providing a base for acquisitions, asset management and strategic growth across the South.
Today, the London office is home to a multidisciplinary team spanning development, asset management, finance, marketing and lettings, supporting an increasingly active pipeline across residential, commercial and industrial sectors.
2021
In 2021, MCR Property Group launched its dedicated Build to Rent platform through the delivery of purpose-built blocks within landmark schemes, including The Old Works and Stockwood Gardens, establishing a strong foundation for high-quality, professionally managed rental communities.
Alongside this, our wider PRS portfolio continues to play a significant role within the group, providing stable, income-led performance across a diverse range of assets. Together, PRS and Build to Rent form a core residential strategy, combining scale, operational control and long-term occupancy.
Since launch, the platform has continued to grow, with a pipeline of over 5,000 BTR homes, responding to sustained demand for well-located, professionally managed rental living across the UK.
2025
MCR Property Group remains highly active in the commercial market, strategically securing key acquisitions to strengthen our portfolio of premium office and business spaces. In Q1 2025, we successfully acquired City Park Glasgow, a substantial 300,000 sq ft office campus, and Moorside Monks Cross in York. Additionally, in March, we further enhanced our presence by acquiring a prominent commercial property in Solihull, underlining our ongoing commitment to investing in prime business locations across the UK.
With several other significant developments soon to be announced, we continue to proactively expand both our commercial and residential footprint, ensuring our portfolio remains aligned with the dynamic needs of individuals and organisations nationwide.
2026
MCR Property Group enters a new phase of growth focused on scale, platform creation and disciplined capital deployment. This includes the launch of its £360m Flow student living brand and a £123m Prime Central London hospitality platform across Knightsbridge and Kensington. Alongside expansion in new homes and value-add commercial, the strategy centres on operational real estate, hands-on asset management and identifying inefficiencies to unlock value. Backed by strong leadership and growing infrastructure, 2026 marks a shift towards building scalable platforms that deliver consistent, long-term performance.
